Transparent about how the number is made.

No fake dollar amounts for every trade. Published rates for consulting, site scanning, and glass railings. Pay to confirm a consulting visit or a scan. Everything else is a preliminary estimate the office can promote in S4BM.

You describe the job

Market, services, measurements, and the site. A size band is enough to start. Photos can follow by email. A walkthrough still beats both when the slab is already coated.

A preliminary draft is written

Line items, quantities, unit assumptions, and caveats. Published rates — consulting visits and glass railings — may show an indicative figure. Everything else stays “request pricing.” It is labeled preliminary — not a contract.

The office promotes it in S4BM

Staff attach or import the S4BM client and turn the draft into a real estimate. If the job is not a fit, we say so before anyone treats the webpage as a number they can spend.

$350 per site visit, plus travel

Paid when you book — the date is not confirmed until payment clears. Travel is quoted separately, including sites across Canada and the US. Not a construction contract.

Site scanning

$1,500 minimum CAD, up to 1,200 sq ft

The charge is max($1,500, area × the deliverable rate). 1,200 sq ft of CAD at $0.50 is $600, so the minimum applies. PayPal and cards via Artec Inc. Consulting is not included.

Book & pay for a scan

Dry ice blasting, epoxy, concrete grinding, polished concrete, HVAC, electrical, millwork, and GC work move with access, prep, and duration. Those estimates are free to request and useless to invent. If you already have drawings, say so in the notes. Consulting visits and site scans are paid when you book — $350 plus travel, or the published scanning minimum.

Questions

Why not list prices for every trade?

Because a plant shutdown, a smoke-damaged stair, and a powder-room vanity are not comparable. A published “average” would be marketing, not information.

What is a ballpark from AI Guy?

If you name a trade, a sector, and a size, AI Guy can apply a labelled ballpark table: residential is the base, commercial about 1.5×, industrial about 2.25×. Consulting stays $350 per visit plus travel. Glass railings start at $150/lf. Everything else is preliminary CAD — not binding. The estimate form is still the path to a draft the office can promote.

Where do you publish a starting point?

Consulting is $350 per visit plus travel, paid when you book. Site scanning is $1,500 minimum up to 1,200 sq ft; the charge is max($1,500, area × $0.50 CAD or $0.75 SketchUp). Glass railings start at $150 per linear foot installed. Everything else is request pricing.

How is travel priced on a consulting visit?

Travel is quoted separately after we have the site address — Southwestern Ontario, the rest of Canada, or the United States. We do not publish a mileage formula. The $350 is the visit; travel is its own line.

How fast do you reply?

Usually within one business day. If the site needs a visit, we will say that before we invent a number.

Do you work for other GCs?

Yes. Facility managers, property owners, and general contractors all use the same form. Say who you are in the company field.
